II. REVISED SITE PLAN

Proposed amendment to approved site plan (9/4/13) of proposed Hotel consisting of 92 rooms and 16 suites; eight (8) 3-bedroom townhomes instead of previously approved multi-family residential structure to consist of 12 (3) bedroom units; and two (2) 4,600 square foot restaurants – project to be condominiumized. The site is described as Lots 1, 4-7, and 10 of Parcels 5754, 5755, 5756, 5757, 5749, 5753, Grid 6, Tax Map 111, Elisa Bunting and Robert Scott Subdivision; further described as located on the west side of Philadelphia Avenue, the north side of 25th Street and the south side of 26th Street and locally known as 210-25th Street, and 2501 and 2505 Philadelphia Avenue, in the Town of Ocean City, Maryland.

III. DISCUSSION

1) Pre-application Discussion: Special Bayside Regulation to verify mixed use– 45th Street Village LLC, Final Phase of Development. The site is described as Land Unit 4, 4.72 acs., 45th and 46th Street Land Condominium Plats, further described as located on the west side of Coastal Highway between 44th and 46th Streets, and locally known as the 45th Street Shopping Village, 4409 thru 4535 Coastal Highway, in the Town of Ocean City, Maryland.

2) Update on State Highway Report for Marriott Residence Inn – 300 Sea Bay Lane – INNS OF OCEAN CITY LLC (FILE #14-18100004)

IV. PUBLIC HEARING – 7:00 PM

To consider amending Chapter 110, Zoning, Article IV. Districts, Division 2. R-1 Single-Family Residential District, and Division 7. MH Mobile Home Residential District for the purpose of regulating short-term and long-term rentals to protect the character and compatibility of the districts as single-family neighborhoods.
